There is a lot to be said for purchasing a brand new home. Being the first to inhabit the space, having a warranty, knowing everything is pristine, etc, excites many of my clients. From walking the construction site with you to help explain what you are looking at, to helping with the selection of finishes, and ensuring builder follow through so the place is perfect before you close, I am your advocate.
WHAT TO KNOW
When you visit the site of new homes, there will often be a very helpful agent working at the model home who is more than happy to assist you in writing up an offer to get you your new dream home. Those helpful agents represent the builder/seller. They have a fiduciary responsibility to get every penny they can for their client. You are NOT their client.
My SERVICES
It is important that your interests are represented properly as well. Negotiations on price and inclusions; staying on top of your changes/upgrades to make sure they are properly executed; the ‘blue tape walk through’ to ensure things are in the best possible condition when the place becomes yours. These are critical services that can save you real money and make sure you are protected throughout the process.
